Five questions, three plain answers

Foundation Warning Signs Quiz for Little Rock, AR Homes

A new crack or a door that drags at a home in Little Rock, AR doesn't prove the foundation has moved. On its statewide page, the Arkansas Geological Survey warns that some Arkansas soils with expansive clay in them shrink as they dry out, and that this can crack concrete. Five questions below, written for homes across Pulaski County, sort what you notice into one of three results.

How Your Answers Are Used

Answer from what the house shows now, not from what you fear it might do. Start outdoors with the brick, stone or siding near the ground, then go inside to the doors and windows that catch. Slide a credit card against a crack to judge its width, and set a marble on a hard floor to see which way it rolls. If your home sits on piers and beams and you can look underneath safely, note any standing water or damp wood. Step 2 takes as many answers as fit, and "Not sure" is always a fair choice.

The quiz treats four answers as stronger signs: a crack 1/4 inch or wider, sloping or uneven floors, gaps where walls meet the ceiling or trim, and signs getting worse in recent months. Two or more of those bring up Result 3. Any other sign worth a look brings up Result 2, and sloping floors on their own never score lower than that. With none, you see Result 1.

Timing matters too. The National Weather Service gauge at Little Rock logged 45.73 inches of rain through August 2023, then just 0.46 inch the following September. After a swing like that, from soaked to dry or back again, walk the house once more. Your result is a pointer toward a next step and not a diagnosis; only a specialist or an engineer can say what a sign means.

Your Result, and What Follows

Where you go from here is up to you. To have the house looked at, send a request; we read it and hand it to one local foundation specialist, and any visit is worked out between you and the specialist. For a rough figure first, the cost calculator works through four questions about pier work. Our page on foundation repair rules in Arkansas explains the state license line, the City's permit rule and what to check before you sign anything.
