What Slab Foundation Repair Involves

A slab-on-grade house stands on one layer of concrete poured over prepared ground, usually thicker under the outside walls. Garage floors are slabs too and can settle apart from the house. Cracks across the slab or through floor tile, gaps opening along baseboards and doors pulled out of square are signs worth a look, especially if they change with the seasons.

The edges can react first, because soil along the outside walls dries and wets sooner than soil under the middle. The Arkansas Geological Survey says, as a statewide point, that soils with an expansive clay component can shrink as water leaves them and can crack concrete foundations. NOAA's drought.gov ranks January through September 2026 as Pulaski County's ninth-driest such stretch in 132 years. Whether a given lot has heavy clay, only a soil test or the specialist's inspection can show.

Other water matters too. A leaking line under the slab can wet the soil in one spot, and fixing it is plumbing, which Arkansas reserves for plumbers licensed by its Department of Health. Gutters spilling at the foundation, a yard sloping toward the house and nearby trees can keep one side wetter or drier. Only the specialist, after a look, can say if the slab has shifted and if any fix makes sense.

The Scope of Slab Foundation Repair

  • Elevation survey. The specialist takes level readings room by room and charts where the floor rides high or low before suggesting any method.
  • Perimeter piers. Pressed steel or concrete piers under a settled wall line can carry it to firmer soil, and the edge can be lifted onto them.
  • Slab lifting. Grout or foam injected beneath a settled section, such as part of a garage floor, can raise it, though it gives no deep support.
  • Water at the edge. Downspout extensions and regrading are meant to keep rain off the slab edge.

Inside a Slab Foundation Repair Project

  1. Your request. Note the cracks, gaps or sticking doors on the form; we forward it to one independent local foundation specialist, who reaches out about a visit.
  2. The visit. The specialist takes floor readings, studies the cracks and follows where roof and yard water goes.
  3. Plumbing first. If a jump in the water bill hints at a leak, ask who will check the lines; that is plumbing, separate from the foundation work.
  4. The written plan. The estimate should name the method, pier count and placement, any lifting, drainage steps and warranty terms. Ask whether a licensed professional engineer will go over it.
  5. The permit. For homes within Little Rock, AR city limits, a City rule asks for a permit when work runs over $5,000, materials and labor together, or when it needs an inspection; foundation repair is not exempted. Ask who will pull it and confirm with the Building Permit Desk, 501-371-4832. Outside the limits, ask which office handles the address.
  6. The work. The repair crew places the piers or the lifting material, brings the slab up gradually and patches any holes.

Why Homeowners Choose Slab Foundation Repair

Slab work is meant to keep the floor you live on, and the walls standing on it, steady, so doors swing true and tile stays intact. Better drainage can help the soil beneath stay evenly moist. Your slab may call for nothing beyond watching; that is the specialist's call.

Asked Often About Slab Foundation Repair

Do all slab cracks matter?

Not necessarily. Fine cracks that formed as the concrete dried and have kept the same width are common. Cracks that widen, leave one side higher or run through tile are more worth showing a specialist. A pencil mark with the date at each end shows whether one grows.

Can a slab be raised without piers?

Sometimes. Grout or foam pumped underneath can bring up a shallow, settled patch, such as a garage floor section. It doesn't reach deeper soil, so where an edge keeps shifting, the specialist may suggest piers instead.

What if a pipe under the slab is leaking?

That is a plumber's job, not part of the foundation work, and we offer no plumbing. A leak that keeps wetting the soil can work against a slab repair, so settle who will fix it before slab work starts.

Does a slab job need a state license?

Often, yes. When repair or other home-improvement work on an existing home costs more than $2,000, Arkansas requires a license from the Arkansas Contractors Licensing Board, and carving the job into smaller contracts doesn't avoid it. Ask for the number, search the Board's online contractor records for it and make sure the contract shows the name the license is under.
